Unique £4.7m ‘iceberg house’ up for sale in Hampstead

A unique property dubbed an ‘iceberg house’ for its below-ground build has gone up for sale in Hampstead for £4.7m.

The site, which is located just 50 metres from Hampstead Heath and boasts celebrity neighbours Boy George and Nick Mason from Pink Floyd, was previously occupied by garages.

It has been built into the ground to abide by planning rules that dictate any new building should be no taller above ground than the previous 11ft high garages.

As a result, the majority of the 3,451 square feet house sits below ground level.

The space is called Langtry House after Victorian actress Lillie Langtry, the mistress of King Edward Vii, whose cousin Philip Le Breton was a local Hampstead resident.

Mark Pollack, co-founding director at Aston Chase, the estate agent marketing the property, said: “Langtry House is an exceptional property and arguably Hampstead’s ultimate “iceberg home” having just the 11ft high ground floor of the house above ground, but with expanses of glazing, the large atrium and sunken patio enabling the creation of an abundance of light filled living space at lower ground level.

“The house has a bright and airy ambience throughout and is perfect for a family wanting to live in sought-after Hampstead, literally across the road from Hampstead Heath.”  

Interest in London’s £2m+ market has climbed four per cent during the second quarter of 2021 when compared with the first three months of the year, according to data from London estate agent Benham and Reeves.

Hampstead, along with Wandsworth, Highgate and Islington, have each seen some the largest demand for more expensive property in the last quarter.

But London’s £10m+ super prime market remained flat, with homes of that value only sold in Fulham, Hampstead and Regents Park.
